8.    Outdoor Burning (within 50' of any structure, 25' of all property lines) is prohibited.

9.   Communicate. If you have an issue with your neighbor, talk to them about it first.

NII COMPLETED!
Congratulations to our community!  The NII is complete!

Again, we hope that everyone is excited about the results of the NII, the resolution of many of our long-term maintenance issues and about the potential value proposition for our community (be it usage value, aesthetic value, investment value, etc.).  The effectiveness of the NII and the value it conveys depends directly on the community's commitment.  This commitment can be demonstrated in many ways.  Becoming a member of the board or a member of a board sponsored committee (such as the new Community Center Committee), prompt payment of the annual dues and compliance with the Association's CC&Rs are some forms of commitment that we can all demonstrate and are much appreciated.  Whatever we can manage, we all have a part to play in committing ourselves to this neighborhood.  By acting together, by communicating, by caring for each other, by understanding each individual's responsibility and role to the community and by having a strong commitment to the Association, together we can move our neighborhood forward and give evidence to the true value of our homes and of our community.  We are all in this together!

Mailbox Implementation Plan
Per the recommendation of our Association's attorney and to further complement the Association's Covenants (CC&Rs), the Board has approved and implemented Design Standards for the Association.  The Design Standards are available for viewing / download as necessary from this link: Design Standards.  One of the Design Standards specifically defines the standards required for our mailboxes.  The board has developed an ornamental metal mailbox replacement plan which will ultimately require that every homeowner in both neighborhoods change to the standard style of ornamental mailbox by April 30, 2010.  The following summarizes the specifics of the plan.

The design of the mailbox chosen by a vote of the neighborhood is the
CQP - Large Acorn with Water Oak casting.  The pricing plan is as follows: For groups of orders of five (5) or more mailboxes, the cost (which includes the tax) is $265 per mailbox.  For groups of orders of three to four (3 - 4), the cost is $291.50 per mailbox.  For single mailbox orders, the cost is $344.50.

The process for ordering is as follows:  Any homeowner desiring to replace their current mailbox with the standard ornamental metal mailbox (
CQP - Large Acorn with Water Oak casting) must send a signed check in the amount as noted above to:

Please provide with the check your contact information (name, address, phone, email, etc.)  CQP may be contacted via phone: 770-345-4229, fax: 770-345-4226 or email:
mailboxpost@aol.com.  The signed check constitutes an agreement between the buyer / owner of the lot and CQP and also constitutes consent for CQP to enter upon the owner's lot to perform the necessary work.  Highland Park Recreation Association, Inc. assumes no liability for the product or for the work.

All homeowners are encouraged replace their current mailbox for the standard ornamental metal mailbox as soon as reasonably possible.  As mentioned, neighbors whom have recently replaced their mailbox with a new identical compliant mailbox or whom have an existing compliant mailbox (original design, well maintained, no signs of significant damage or disrepair as deemed by the Association's management company, Architectural Control Committee and / or Board of Directors) are not required to replace their mailbox until April 30, 2010.  Any homeowner who receives a violation notice for a non-compliant mailbox and is not able to bring the mailbox / post into compliance, will automatically be required to replace their existing mailbox with the standard ornamental metal mailbox per the Association's
CC&Rs and Design Standards.  Again, for the beautification and aesthetic improvement that these ornamental steel mailboxes will offer for the entire neighborhood, it is highly encouraged that all homeowners replace their current mailbox as soon as reasonably possible.  Any homeowner with questions and / or concerns of the ornamental metal mailbox replacement plan is encouraged to contact any board member.  Congratulations to the entire neighborhood on yet another significant step towards improving our home values!
